- General Warranty Deed A deed that provides the most significant protection for the grantee. They will have legal recourse if something arises such as an unsettled debt from the prior owner or an issue with the deed.
- Special Warranty Deed A deed that only protects the new buyer for the time the seller owned the property. It does not protect against the prior owners or the properties entire history.
- Quitclaim Deed A deed used to usually transfer deeds between familiar parties such as family members. They offer little protection to the grantee.
- Bargain and Sale Deed a deed that is used in foreclosure and tax sales most often. There are no guarantees that the property or land in question is without defects or encumbrances.
